Terms of Use

These Terms of Use govern access to and use of Loan Projection Tool, including the ARM Projection Tool, Fixed Projection Tool, informational pages, downloadable exports, saved-view files, and any future advertising-supported site features.

Recreational and budgeting use only. Loan Projection Tool is not financial, legal, tax, mortgage, lending, investment, or professional advice. Outputs are rough estimates based on user-entered assumptions and should not be treated as lender payoff quotes, rate offers, underwriting decisions, tax guidance, or guaranteed results.

1. Acceptance of these Terms

By accessing or using Loan Projection Tool, you agree to these Terms of Use and the site’s related policies, including the Disclaimer and Privacy Policy. If you do not agree, do not use the site or its calculators.

These Terms apply to all site pages, calculators, informational content, downloadable CSV files, saved-view JSON files, and any future features made available through the site.

2. Recreational-use purpose

Loan Projection Tool is provided for recreational, educational, and rough budgeting purposes only. It is intended to help users explore hypothetical mortgage scenarios, not to make binding financial decisions.

3. No professional relationship

Use of the site does not create an advisor-client, lender-borrower, broker-client, attorney-client, accountant-client, fiduciary, or other professional relationship.

4. No financial, mortgage, legal, or tax advice

The site does not provide financial advice, mortgage advice, lending advice, investment advice, legal advice, tax advice, accounting advice, real-estate advice, or consumer-credit counseling. Content on the site should not be used as a substitute for consultation with a qualified professional.

Before making decisions involving a loan, refinance, payoff strategy, home purchase, property tax matter, escrow matter, ARM reset, extra principal payment, or other financial commitment, consult your lender, loan servicer, tax professional, attorney, financial professional, or other qualified advisor as appropriate.

Important: The calculators do not approve loans, quote rates, predict market rates, determine affordability, evaluate creditworthiness, or confirm payoff amounts.

5. Estimate-only outputs

Calculator results are approximate projections. They may differ from actual lender, servicer, escrow, tax, or closing calculations due to rounding, timing rules, payment posting rules, compounding conventions, rate-index rules, caps, fees, insurance, escrow changes, late payments, curtailments, servicing adjustments, loan modifications, refinance activity, or other facts not modeled by the site.

6. ARM scenario limits

ARM scenarios are simplified hypothetical paths. Best, neutral, and worst labels are modeling labels only. They are not rate forecasts, lender commitments, market predictions, or guarantees. Actual ARM adjustments may depend on index values, margins, caps, floors, notices, contract terms, and servicer implementation.

7. Fixed-rate projection limits

Fixed-rate projections assume the entered fixed rate, payment timing, current balance, term, tax schedule, and extra principal assumptions. They may not reflect escrow changes, fees, payoff statement rules, partial-payment handling, lender recast policies, or prepayment rules.

8. Property tax and cash-flow limits

Property tax entries are treated as user-entered cash-flow assumptions. The site does not calculate actual tax assessments, escrow requirements, insurance premiums, PMI, HOA dues, special assessments, tax deductions, or tax consequences.

9. User inputs and responsibility

You are responsible for the assumptions and values you enter, including loan amount, current balance, dates, interest rate, ARM preset, rate floor, rate ceiling, rate increment, property tax amount, tax frequency, extra principal assumptions, and scenario visibility settings.

You should independently verify all important figures against original loan documents, lender notices, periodic statements, payoff statements, escrow analyses, tax bills, and other authoritative records. Do not rely on site outputs as the sole basis for financial decisions.

10. Saved views

Save View exports a local JSON configuration file. Load View reads a local JSON configuration file in the browser. These files are intended for convenience only and should not be treated as official records or secure storage.

11. CSV and other exports

Exported CSV files and other downloadable outputs are generated from the assumptions currently entered or loaded in the tool. You are responsible for reviewing exports before sharing, storing, or using them.

12. Acceptable use

You may use the site for lawful personal, educational, or internal planning purposes. You agree not to misuse the site or interfere with its operation.

  • Do not use the site for unlawful, fraudulent, deceptive, abusive, or harmful purposes.
  • Do not present calculator output as an official lender quote, guaranteed payoff amount, underwriting decision, tax opinion, or professional recommendation.
  • Do not attempt to disrupt, overload, reverse engineer, scrape at unreasonable scale, bypass security controls, inject malicious code, or compromise the site.
  • Do not use the site to make automated decisions about another person’s eligibility for credit, housing, employment, insurance, or any other regulated decision.
  • Do not remove or obscure disclaimers, copyright notices, policy links, or attribution displayed on the site.

13. Intellectual property

The site design, calculator logic, text, page structure, visual presentation, and other content are owned by the site operator or used with permission, except where third-party libraries, services, or resources are identified. You may use the site outputs for personal planning, but you may not copy, republish, resell, or repackage the site or its calculators as a competing service without permission.

14. Feedback

If you submit suggestions, corrections, ideas, feature requests, or other feedback, you permit the site operator to use that feedback without restriction or compensation, unless a separate written agreement says otherwise.

17. Availability

The site may be updated, interrupted, modified, suspended, or discontinued at any time. Features may change without notice. The site operator does not guarantee uninterrupted availability, compatibility, accuracy, or preservation of any locally saved files.

18. Security

Reasonable care may be used in operating the site, but no website or browser-based tool can be guaranteed secure, error-free, or free from defects. You are responsible for maintaining your own device, browser, file storage, backups, and security practices.

19. Disclaimers and limitation of liability

The site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, Loan Projection Tool and its operator disclaim all warranties, express or implied, including warranties of accuracy, completeness, reliability, merchantability, fitness for a particular purpose, title, non-infringement, and uninterrupted operation.

To the fullest extent permitted by law, Loan Projection Tool and its operator will not be liable for any direct, indirect, incidental, consequential, special, exemplary, punitive, or other damages arising from or related to use of the site, reliance on calculator outputs, inability to use the site, exported files, saved-view files, advertising, third-party links, or errors in assumptions or calculations.

Use caution: Actual loan outcomes should be confirmed with your lender, servicer, tax authority, insurance provider, closing agent, or qualified professional before action is taken.

20. Indemnity

To the extent permitted by law, you agree to defend, indemnify, and hold harmless Loan Projection Tool and its operator from claims, losses, liabilities, damages, costs, and expenses arising from your misuse of the site, violation of these Terms, violation of law, misrepresentation of calculator outputs, or infringement of another party’s rights.

21. Governing law

These Terms should be interpreted under the laws designated by the site operator, without regard to conflict-of-law principles. If no jurisdiction is specified on the published site, the applicable governing law and venue should be confirmed before publication.

22. Severability

If any part of these Terms is found unenforceable, the remaining provisions remain in effect to the maximum extent permitted by law. Failure to enforce any provision does not waive the right to enforce it later.

23. Changes to these Terms

These Terms may be updated from time to time to reflect changes in site functionality, advertising, analytics, legal requirements, or operational needs. Continued use of the site after changes are posted means you accept the updated Terms.
